Something is happening in Avon Park-Jordan Manor neighborhood (close to Ballston, west side of Glebe Road)

Some of the apartment buildings have been torn down. And there is currently new construction underway. Could new townhomes be coming to this Arlington location? There is a sign on the property for Ironstar development.  What are your thoughts?

Clarendon condos for sale or not.

There are over 700 condos in both buildings combined. 1 out of 700+ WOW!

Best return on investment for home improvements

With the economy recovering and unemployment receding, Americans are stepping up to the plate to remodel their homes. But not all home improvement projects are created equal. Some homeowners will spend a few hundred dollars to spruce up modestly, others will invest thousands in a major remodel.

Not all of these projects will result in significant return on investment.

You may not be planning to sell your home in the short term, but it’s smart planning to at least know where you’ll get the best bang for the buck on improvements. The answers may surprise you.

Topping the annual ROI list for Remodeling magazine in 2014 was—drumroll, please—a 20-gauge steel front door. The magazine estimates the total cost of the new door for a midrange home at $1,162, but says the improvement adds $1,122 to the home’s value, a whopping 96.6 percent return on investment when the home is sold.

Conversely, way down Remodeling’s list of ROI for improvements: home office conversions and sunroom additions, both of which can be expected to return only about half of their investment.

Selling Privately? Are you getting the best sales price?

Recently a seller asked my opinion on selling a property. This property was home to the same family for over 40 years! It needed a lot of updating. The property needed a new kitchen, new bathrooms, central air conditioning and more. Plus, it was full of stuff! The owner said they wanted to sell it for the highest price possible. This was their retirement. The owner interviewed more than 6 Realtors for the job of selling the property. I showed the owner the sales history of the area. There were 5 properties that once they hit the market had multiple offers and sold with in 2 weeks. An investor made a private offer to this seller. And rather than letting the property go to market, the seller accepted the investor’s offer. Obviously, the seller had their reasons. My point is when selling privately or pre-market, if you receive one offer, be encouraged that there are other buyers willing to make you an offer. Don’t settle. Why would this be the only offer?
My advice is bring the property to market and let potential buyers compete to get you the best sales price!
