GFCI or ground fault circuit interrupter required under the purchase contract?

Often in selling and buying real estate a home inspection will be completed on the property.  and many times the inspector will note a safety concern and reccomend the installation of a GFCI outlet in specific locations.  The interesting note is the Northern Virginia Association of Realtors contract to purchase does not mention that safety items must be repaired as part of the purchase contract.   After the home inspection buyers will often ask for the installation of a GFCI outlet but unless the location for the installation was constructed or modified after the applicable date below it is not required under our contract.

This brings up the interesting topic of what is required under the purchase contract and what is not.  Typically all items relating to heating, plumbing and electrical must be in normal working order.   All other items in disrepair, their repair or replacement is negotiable.  more to come on this soon.

What:     Fruits, vegetables, meat, dairy, pasta, sauces, coffee, tea, bakery; fresh, local,

full of flavor!

Interested in purchasing fresh produce directly from the source? If so, then join  us at the Columbia Pike’s Farmer Market which will be held this Sunday. Here you will be able to find an array of products that some would say is fresher than fresh.

There are several favorites of the market that you will be able to find:

  • The Stayman Apples from Berkley Farms-crunch, sweet, sour apples, Persian cucumbers,
  • Dairy Farmer-amazing butter, milk and cream
  • The Togo Orchards-great tomatoes
  • Organic Butcher-organic meats, great bacon

This is just a portion of what you can find at the farmers market but is not limited.  Sunday will be in the upper 70s so come out and enjoy some fellowship and purchase great items for an amazing Sunday dinner as well as meals for the rest of the week.

Arlington Real Estate Showcase

This week the top professionals in Arlington VA real estate gathered at the Artisphere to discuss what is happening in Arlington’s real estate market.  Much of the discussion was on commercial projects.  And there is a lot of investment in our market.  That means builder, investor and banking confidence is high, very high.  and with the new commercial spaces coming online there will be even more need for housing.

Some of the most interesting projects are the high rise towers in Rosslyn, VA  1812 N. Moore street is under construction and when finished will be 35 stories tall, exciting!  The tallest building in metro DC and will be a certified LEED Platinum building.  See video below.  Next the Central Place project at 1201 Wilson Blvd.  This will be two,  31 story towers, one office space and one residential. see http://www.centralplace.com
